A must have Standard contract you use when making offer to purchase real estate!
This contract includes:
Important Contingency Clause. It is based on Buyer's Inspection but you can change it to say "Subject to review, inspection, and written approval of my financial partner".
You, the Buyer, can assign the property. For example if you want to wholesale or flip.
You, the Buyer, have access to the property.
Seller pays all costs.
It also includes a disclaimer stating that you are a real estate investor and may sell the property at a profit and you are not representing the Seller.
