In this contract you are the "Buyer". This contract is in your favor. It allows you, the Buyer, to get a Warranty Deed when 20% of the purchase price is paid. It also says that you are willing to pay the costs associated to it. Why, you might ask? When 20% of the purchase price is met you can control the property. You might want to flip it...find a "Buyer" for the property and have them pay the 20% and costs you promised the Seller!
