Use this contract when the seller of a property you are purchasing needs to remain in the property after closing. In this situation there are two important keys - Get a move out date and Collect rent from them! Even if the seller only needs a couple days - you still need this form. What happens if they move out three days after the scheduled closing/possession date and leaves the place a mess? If you have this contract- you can take money from escrow to cover your costs! If you don't have this contract, you are out three days rent, have the hassle of cleaning up the property, and lost your precious time!
